Trinity Place Phase 3

Trinity Place Phase 3 is one of several new residential towers renovating the South of Market (or SoMa) district of San Francisco. Recently opened this past April, Trinity Place Phase 3 is a 19 story high-rise built over six subterranean levels of parking. It includes 544 units, a 24-hour front desk concierge, rooftop deck and resident lounge, and a state-of-the-art fitness center. Trinity Place Phase 3 is one of four buildings that will make up the entire Trinity Place complex (Phase 4 is set to break ground in 2018). The luxury apartment complex encompasses an art-filled, one acre, Piazza, of which the first three phases of buildings surround.

The Raymond Group’s Northern California region was brought onto the project by Swinerton Builders to perform the sheathing, shaftwall, nonstructural framing, building insulation, Portland cement plaster, GFRG, FRP, and gypsum board assemblies. For Raymond, logistics, schedule, and design changes encompassed the largest hurdles on the project. With manpower reaching over 80 men at times, it was important to carefully plan out the entire construction process. Whether it was developing partition layout drawings for the architect, precut material schedule and stocking plans for the foremen, or field installation maps for the crew, Raymond reviewed every aspect to ensure the most efficient executions.

Helping to increase production in the field was Raymond’s MagaForm 3000 Drywall Milling Machine, which was used to mill, package, and stock milled drywall on site. This enabled Raymond to monitor the entire drywall process and make quick adjustments as needed. Raymond used a large lay down area for the MagaForm 3000, which also made it possible to place material orders made up of prepackaged units, giving Raymond an opportunity to supplement any material under runs if needed.

Communication was key to the success of Trinity Place’s Phase 3 Tower. To resolve any design and constructability conflicts early on, and often times before they became an issue in the field, weekly coordination meetings were essential. Developing relationships with the project team prior to actual construction, as well as maintaining a collaborative team approach throughout the project’s entirety, proved valuable and can be seen in the high quality and craftsmanship of the finished product.
