Raymond ensures metal framing work is done safely, with quality, and on time. For the past three years, Raymond has been awarded in steel framing categories by the Association of the Wall and Ceiling Industry (AWCI). These awards recognize outstanding performance in construction quality among all AWCI members across the U.S. and abroad.

Resorts World Theater | 2023 Excellence in Construction Quality – Steel Framing – The Association of the Wall and Ceiling Industry (AWCI)

Resorts World Theater in Las Vegas is a state-of-the-art, 5,000-capacity, concert and entertainment venue with two private lounges, special access bars, and VIP opportunities. Raymond was contracted by W.A. Richardson to complete framing, firestopping, drywall, finishes, painting, wallcoverings, and acoustical ceilings and treatments.

Highlights of the steel framing portion of the Resorts World Theater project include:

  • Raised seating framing utilizing FRAMECAD Technology.
  • Difficult, long radiused ceilings combined with required flawless finishes.
  • Interior 60’ tall walls with non-typical splicing engineered details.
  • Flat ceilings used Armstrong suspended ceilings.
  • Balcony ceilings included radiuses and angles that used a combination of Armstrong and traditional framing.
  • Proscenium wall was hung from steel trusses (40+ feet in length).
  • Flex Track used throughout on radius walls.
  • Open Cell Ceilings and framing were unique details used at the audio rooms and audience chambers.

Kathleen MacDonald High School | 2023 Excellence in Construction Quality – Interior Prefabrication – The Association of the Wall and Ceiling Industry (AWCI)

Preconstruction for Kathleen MacDonald High School started in September of 2020 and construction began January, 2021. Raymond was contracted by Swinerton Builders to perform interior and exterior work, including: Cold Formed Metal Framing, Fire and Smoke Assembly Identification, Thermal Insulation, Weather Barrier, Applied Fire Protection, Joint Firestopping, Access Doors and Panels, Gypsum Board Assemblies, and Non-Structural Metal Framing.

Raymond used prefabrication throughout the project, including prefabrication of wall and ceiling sound reflectors, welded jamb studs, and exterior and interior headers and sills. Resorts World Las Vegas | 2022 Excellence in Construction Quality – Honorable Mention Steel Framing – The Association of the Wall and Ceiling Industry (AWCI)

Resorts World Las Vegas is the first fully integrated resort to be built on the Las Vegas Strip in over a decade and features two 66-floor towers with 3,500 guestrooms, a 117,000 square foot casino floor, 5.5 acre pool deck (the largest in Las Vegas), 27,000 square foot spa, 70,000 square feet of retail space, and 250,000 square feet of meeting and banquet space.

Raymond was contracted by W.A. Richardson to perform exterior framing, sheathing, weather and air barriers, and painting, and interior core and shell framing, gypsum wall board, taping, firestopping, painting, and wallcoverings (with prefabrication of interior metal wall panels).

Variel Senior Living | 2022 Excellence in Construction Quality – Load Bearing Prefabrication – The Association of the Wall and Ceiling Industry (AWCI)

Variel is a new senior living center in Woodland Hills, California. The project consisted of one, eight-story building and two, seven-story buildings.

Raymond prefabricated exterior load bearing structural framing and sheathing panels, as well as interior wall panels. All panels were manufactured in a Raymond facility offsite and flown onto/into the building via crane. Raymond installed floor joists and decking (decking by subcontractor), and framed and hung miscellaneous areas such as balconies, eyebrows, and pop outs.

SoFi Stadium | 2021 Excellence in Construction Quality – Steel Framing – The Association of the Wall and Ceiling Industry (AWCI)

The open-air SoFi Stadium is the first indoor-outdoor stadium to be constructed and the NFL’s largest at 3.1 million square feet. Situated under one monumental roof canopy, the 70,000-seat SoFi Stadium and 6,000-seat YouTube Theater can simultaneously host different events.

Not your typical stadium, SoFi was designed as a 5-star resort with high-end finishes. Raymond performed framing, drywall, thermal and moisture protection, and finishes including Veneer plaster, GFRG fabrications, and acoustic plaster systems for Turner AECOM Hunt NFL, JVC.

The project had 28′ 10″ and 31′ 10″ decks. The interior corridors had openings requiring high wind loads with plaster finishes creating very large studs with heavy gauges. In particular, the Moat Wall framing had continuous 68′ walls with 6″ 14 gauge, 3.5″ flange studs at 8″ on center, with large movement requirements.

The high decks required new safety measures to mitigate risk from cords in the air, obstructions due to structural steel and large buckling resistance braces, and install with other trades. QML layout was used for all of Raymond’s scope of work.

The project’s tall walls without structural support, coupled with heavy design requirements, created challenges. The studs on the project were massive in size and weight and had to be pulled up with different cranes and a hoist. Extensive coordination was required with MEP systems.
